10 signs your pool needs urgent renovation

A pool can show clear signs that it needs renovation before it fails seriously. Detecting them early allows intervention at reasonable cost; ignoring them usually doubles or triples the final budget due to accumulated structural damage. At ArgPiscinas we have identified 10 signals that recur indicating your pool needs rehabilitation.

1. Water level loss greater than normal

A pool naturally loses between 0.5 and 1.5 cm of water per day through evaporation (more in summer). If it loses more than 2–3 cm daily without intensive use, there is a leak. To confirm: mark the level first thing in the morning with filtration off and check the level 24 hours later. A loss greater than 2 cm is clear evidence of a leak.

2. Dark spots or discoloration on the lining

Brown, gray or whitish spots on the lining (especially on floor and waterline) indicate chemical degradation of the material. In mosaic tile they indicate leaks through the grout lines carrying water minerals to the substrate; in paint they indicate loss of adhesion.

3. Loose, swollen or creaking mosaic tiles when walked on

This is the most visible sign. If you find loose mosaic tiles when brushing the floor or if an area of the pool sounds hollow when tapped gently, the grouting and/or base mortar are compromised. Waiting until spalling becomes widespread multiplies renovation cost.

4. Visible cracks in the concrete pool shell

Fissures can be superficial (cosmetic, no structural risk) or deep (structural, with leak risk and serious damage risk). Any visible crack should be evaluated by a technician. Horizontal cracks on walls and cracks crossing corners are the most serious.

5. Moisture stains around the pool

If the grass or perimeter tiles show constantly wet areas, especially in summer, there is a perimeter leak. Critical points are the overflow, jets and skimmers. An undetected perimeter leak can damage surrounding terrain and the pool structure itself.

6. Growing need for chemical products

If you constantly need more chlorine, algaecides or stabilizers to keep water in condition, there is a problem. Common causes are: water being replaced by leaks (untreated water entering), lining reacting with chemicals (mosaic tile with degraded grout) or defective hydraulic installation.

7. Loose skimmers or jets with leaks

If skimmer frames move when manipulated, if jets lose water outside the pool shell or if there is discoloration around these points, the seals are compromised. These are critical points where leaks typically start.

8. Overall aged appearance (more than 15–20 years without renovation)

Even if the pool works, the simple passage of time degrades all components. Beyond 15–20 years without major work, multiple elements likely need attention simultaneously. Planning an integrated renovation is usually more cost-effective than addressing isolated problems.

9. Aesthetic changes in the property

If you have renovated the garden, expanded the house or changed landscaping style, an outdated-looking pool will stand out. Rehabilitation with reinforced liner lets you modernize aesthetics in a week with no demolition.

10. Abnormal results in water testing

If your pool service finds recurring abnormal values — alkalinity out of range, elevated calcium, cyanuric acid overflowing — the lining may be contaminating the water. A degraded lining releases ions that alter water chemistry.

What to do when you see these signs?

The practical rule: if you detect 2 or more of these signals, request a technical visit. Professional diagnosis is free at most reputable companies (including ArgPiscinas) and allows you to quantify the problem before it worsens. Waiting for multiple problems to converge not only makes the final renovation more expensive, it increases the risk of irreversible structural damage.

Cost of early renovation vs late renovation

Rehabilitation with reinforced liner on a pool with problems detected early (with no significant structural damage) costs between €6,500 and €10,000 for a standard residential pool. That same pool with problems ignored for years, where structural cracks, foundation damage or widespread leaks have appeared, may require prior structural repair of €3,000–8,000 additional, making the total renovation 40–80% more expensive.
